February 2023 Market Watch February sales in the Greater Toronto Area (GTA) were down significantly from the pre-rate hike levels of early 2022, with 4,783 sales through TREB’s MLS® System. The average selling price for February 2023 was $1,095,617, down 17.9% compared to February 2022. The share of sales below $1,000,000 was 57%. The MLS® Home Price Index (HPI) Composite Benchmark was down 17.7%. New and innovative solutions, such as the City of Toronto’s initiative to allow duplexes, triplexes and fourplexes, are needed to achieve an adequate and diverse housing supply.

Major League Baseball's Plan To Introduce Robot Umpires Commissioner Rob Manfred recently told ESPN that Major League Baseball will introduce an “automated strike zone system”, otherwise known as robot umpires, as soon as the 2024 season after testing the concept in the minor leagues for two years. The system being tested in the minor leagues is made by TrackMan, a Danish radar tracking device technology developer and manufacturer. And here’s how it works: A system using 3-D doppler radar technology is hung above home plate. It generates a customized strike zone for each batter based on their size and stance—6’ 7” Aaron Judge won’t have the same strike zone as 5’ 6” Jose Altuve. The tech then tracks and identifies a pitch’s location and communities the call (ball vs. strike) to the iPhone connected to the umpire’s ear via earpiece. Umpires can override a call if there’s an obvious error like a bounced ball at the plate that’s called a strike, and a TrackMan crew sits in the press box during games to manage the system’s equipment and fix any errors as they come up. This is still a work in progress—the minor leagues had to switch to wired earpieces because the AirPods they were initially using would die during games. But still, the early results are promising. For example, not only are there fewer incorrect calls, but the “robot umpire” system has reduced game times by 9 minutes in the minor leagues.

What is Ontario Staycation Tax Credit: The government is proposing a new, temporary Ontario Staycation Tax Credit for the 2022 tax year. This Personal Income Tax credit would provide Ontario residents with support of 20 per cent of eligible 2022 accommodation expenses of up to $1,000 for an individual and $2,000 for a family, for a maximum credit of $200 or $400, respectively. Ontario residents could apply for this refundable credit when they file their 2022 Personal Income Tax returns and benefit even if they do not owe any tax. What is eligible accommodation expense: An eligible accommodation expense would have to be: For a stay of less than a month at an eligible accommodation such as a hotel, motel, resort, lodge, bed-and-breakfast establishment, cottage or campground in Ontario; For a stay between January 1 and December 31 of 2022; Incurred for leisure (e.g., a non-business purpose); Paid by the Ontario tax filer, their spouse or common-law partner, or their eligible child, as set out on a detailed receipt; Not reimbursed to the tax filer, their spouse or common-law partner, or their eligible child, by any person, including by a friend or an employer; and Subject to Goods and Services Tax (GST)/Harmonized Sales Tax (HST), as set out on a detailed receipt.

Some explanation to inflation we are seeing right now including 🏡 Home prices “ Sold Over asking”. “The MP3 response we saw in response to the pandemic more than made up for the incomes lost to widespread shutdowns without making up for the supply that those incomes had been producing.” This is simple math. Under MP3, governments and central banks responded to COVID by sustaining incomes (and in some cases actually increasing them) without sustaining supply. The result was rising demand relative to supply, and here we are. Now, this doesn’t mean they sustained every income. Some of our key suppliers were left out of these schemes because, thanks to globalization, they were in other countries whose governments were less able to help. So, we have seen actual supply contractions in some materials and products, even as production rose for others. Overall consumer goods production is well above the pre-COVID level. The problem is that demand exploded even higher. There is actually a reasonable explanation for this phenomenon. The federal government put $6 trillion directly in the hands of consumers, much of it regardless of need. State and local governments also restricted many retail and service businesses, like restaurants and hotels, theme parks, travel, and other “experience”-related industries. So consumers, unable to spend on services, demanded more goods—roughly 15% more than our logistical infrastructure had ever produced and delivered. Et voila, supply shortages. “The average selling price across the GTA was relatively flat from a month prior at $1,062,256 in July; however, that marked a 12.6 per cent increase compared to a year earlier. 🏡Durham Region reports year-over-year increase of home sales 🏡 DRAR President Michael Watson reported 1,425 residential transactions in June 2021 representing an 11 per cent increase from the same time last year. The number of new listings reported in June reached 1,655, a decrease compared to June 2020. On a month-over-month basis sales were down 10 per cent from May 2021. “The average selling price increased by double digits in June when compared to the average price reported in June 2020,” said Michael Watson. “We continue to see a trend of moderate price growth on a monthly basis as the demand for homeownership remains strong.” The average selling price in Durham Region was $917,267 in June with houses staying on the market for an overage of 10 days. The average selling price increased slightly on a month-over-month basis from $902,135 reported in May. The MLS® Home Price Index composite benchmark price in Durham Region was $836,600 a 36 per cent increase from June 2020. The benchmark price for a single family detached home in Durham was $908,900 in June. In Durham Region’s popular Oshawa market, the benchmark price for a detached home was $762, 500, a double-digit increase compared to the same time last year. “The increase of home sales when compared to the same time last year is a consistent trend we are experiencing in Durham Region. The demand remains high and Durham Region offers a wide variety of housing options,” stated Watson. “We are transitioning from record reporting of market activity to consistent increases over the past few months.” DRAR is pleased with the provincial government’s decision to create a new Home Builder Code of Ethics to protect homebuying interests. Effective July 1, 2021 the new Code of Ethics under the New Home Construction Licensing Act, 2017 will ensure that consumers have the same level of protection when buying a home from a REALTOR® or a builder. ✔️Retrofit Your Home: 👉The federal government has launched a new program that offers homeowners grants to retrofit their homes and make them more energy efficient. The Canada Greener Home Grants program, funded to the tune of $2.6 billion, will offer homeowners grants of up to $5,000 that can be put toward energy-saving projects such as: Improved insulation; Air sealing, thermostats; Energy efficient heating and cooling equipment; Solar panels; and Energy-efficient windows and doors. The program will also include grants of up to $600 that can be used for EnerGuide home energy audits. The Canada Greener Home Grants program is expected to award 700,000 grants over seven years. There are certain eligibility criteria that must be met in order for the homeowner to take advantage of the grants, including but not limited to: Provide proof of ownership; Program applies to a homeowner’s primary residence only; Eligible property types include ground-related homes and small multi-unit residential buildings up to 3 storeys); Applies to homes built six months ago or older; Complete a pre- and post-retrofit EnerGuide evaluation; Complete at least one retrofit that is both eligible and recommended by the energy advisor in order to be reimbursed.
